Application process for prospective tenants?

So not sure if are application process is the most efficient? I will post are website link on the bottom and if anyone has any suggestions that would be great. So People in are area dont wanna pay a application fee prior to be shown the property. I mean some will but most wont. Once the application is filled out and payed for which is $25 then we schedule a tour. Then if they like the property we then mail them a background and credit check which is $40 for them to do. Whats every ones thoughts on are system? are website link is below for are property management website.

    If you're charging $25 and collecting all that data just to see the property, I would walk away. That's completely unreasonable and indicates you're probably unreasonable on bigger things.

    There's nothing wrong with "pre-screening" people by asking them a few questions or publishing your requirements and letting them pre-screen themselves.
