Investment Info:

Single-family residence fix & flip investment.

Purchase price: $160,000
Cash invested: $24,000
Sale price: $255,000

1st Property flip.

How did you find this deal and how did you negotiate it?

A callback form a yellow letter. Was a probate property.

How did you finance this deal?

Hard money loan

How did you add value to the deal?

Negociated and oversaw project

What was the outcome?

Held way too long and should have hired a more efficient contractor. He took 2 months longer than promised to finish project.
