There are a number of listing agents who will not respond to an inquiry from a non agent.Also keep in mind that if the body of your email is the same on all 50, it could wind up in someone's spam folder...so a follow up call may be needed.

By the far the most replies i get come from there...but it borders on spam levels of replies. 

These sites make homeowners the subject of constant spamming and texting even after they have resolved their underpayments.

I guess they have their commercial competitive and anti-spam reasons.You can go to commercial list providers such as list source and one of my favorites, Property Radar.Core Logic has some tax list info. 

A boiler plate one from legal spam & upsell ya zoom is not enough for a multi-member, non spousal LLC.Smart to be taxed as an s-corp as an operator.

Hey,Have anyone ever been approached via a email where it does not got to Spam and the person says they want you to manage 2 million dollars and basically work on projects with them and find investment properties.

We send the newsletter out EVERY Sunday, no matter what.Did you unsubscribe or report the newsletter as SPAM?

I'm going to go out on a limb here and say that the reason why you won't see it like this and why you will mostly see it like this: http://www.biggerpockets.com/forums/25/topics/75416-how-to-make-a-proper-website-link is because too many bots/people will come on here for link juice and spam the crap out of us. for me personally, I don't click on the link, I'll hover my mouse over it, see the url itself, if it is recognizable, then, I'll click, open in new tab.

You may however, have seen a lot of “LIKES” on your page that seem to originate from fake or ‘spam’ Facebook pages or users.
