Mobile Home as Rental

Looking for ideas on how best to use an in-town lot I purchased at sheriffs auction. The lot is 0.11 acres. I talked with the city and there are no ordinances against mobile homes, this is rural TX y’all.

I paid $2000 for the lot, city sewer and water hook ups will run another $2000. I could basically be able to put a mobile home on the lot for less than $10,000.

What are your thoughts? Long term rental or rent to own? My objective is long term cash flow.

There probably is little residual value in this investment.  It would be somewhat difficult to sell to another investor.   If this is worth your time, then go for it.  Provided that the trailer remains in decent condition over the years, it could be a nice cash flow.
