@Ryland Taniguchi Well, for me it's 8 parcels of land I can just play with. I have no intent of selling them, really it's just a fun place for me to play around learning to use a tractor and backhoe and make the land a little nicer for me to enjoy.

I was looking to clear lots, move soil - I had looked online and seen Kuboda TLB Series or the John Deer Compact Utility and they seemed decent. Different accessories makes good sense, especially for different tasks that could arise in the future. Are accessories pretty interchangeable among different models?

I bought 8 lots + a little cabin I was looking to have fun with and learn my tractor/backhoe operating skills. I see a lot of different little tractor / backhoe combinations. I've rented them before to dig up water lines, etc on my other rentals; however, really am not experienced in this realm. Does anyone recommend a good beginner tractor/backhoe for site prep work? I am not mechanically inclines either, so I need to take that into consideration on my purchase. Thank You!

I had done Allure in three units (ultra), I wouldn't do it again.

Greetings,

I am selling a couple buildings in Snohomish County and will be in a 1031. I am primarily interested in multi-family, mobile home park and smaller self-storage with a mixed use type component. I would love to stay in Snohomish or Skagit County; however, also looking around Spokane, Ellensburg and the Tri-Cities. Like most people, I would prefer some sort of value-add. Will look at properties up to about $3MM, really like the $300k-$1.5MM range. Not opposed to 2-4 unit properties either, but those must be in Snohomish or Skagit County. I am licensed and have access to MLS. I am looking for off-market deals. If your licensed and have a deal, your more than welcome to double-end and represent me. Would look at potential development possibilities as well. Thank You,

I carry a commercial insurance liability policy and an umbrella, so I didn't really worry about it. I probably overspend on insurance.

It might suit you well to sit down with a builder you trust and talk with them through the process as well as the planning department. UW offers a Certificate in Commercial Real Estate program which is fantastic. It's oriented towards commercial development, but all of the knowledge is applicable to smaller single-family or townhomes as well.

I am licensed; however, I do not list my own properties. I split standard commission 50/50 with a licensed broker that I know and just make sure I am really on top of organizing the documents and not wasting their time. I don't actually take my 50% or be on the listing. I do represent myself as Buyer Agent if it's not in my advantage to let the Listing Broker double-end the commission, though I just take the commission of the purchase price. I've bought properties from other agents though who represent themselves. I seem to see it all ways.
