Hello @Cedric Van Duyn - I did, this property has been an amazing investment thus far. It's actually got me more so interested in storage than multi-family so right now we are running numbers to build a 30,000 - 40,000(sf) facility. What I did was go to a local storage facility and review there leases then used those to write my own. Has worked great so far. Sounds like a neat property!

I have been having a heck of a time to find anywhere to buy what I am needing for a waterline project. I need a few rolls of approximately 400 feet 1.25" poly (or Rheau, or whatever, should I be considered PEX?) that can be used to run from meter to the units. When I did 6 of my other units, I found a local greenhouse supplier that had 300 foot rolls of black poly that was 160 psi. I can't find anyone online who seems to be able to help me. I've called a lot of local companies and online plumbing suppliers, but everyone seems to lack the sizes I need. Anyone have any thoughts? Thank You!

If buying homes with UST, I have an environmental study done. Last one I bought had $40,000 clean up in contamination. Sellers were unaware until after the report, so I just took the price off the sale.

I have before for other rental properties when I installed new water lines. But not for this particular time. I enjoy being outside doing the work. This is more for fun and experience.
