Tim, it's going to be very difficult to find anything like that within 1 mile radius of Seattle, especially in that unit count. If it's on the market for that price, your looking at some serious deferred maintenance.

Chris - Coast, where I keep my brokerage license also does property management. It was recently awarded #7 in the Puget Sound Business Journal's Book of Lists for Top Commercial Property Managers. Many of the owners I've met are very happy with their services. They won't take anything under about 150 units, just fyi but do a good job and are competitive.

@Dustin Strahle - Your correct in assuming that is from the corner. Realistically, anyone using the sink always stands to the side. It doesn't seem to matter how tall the individual using the sink is, everyone has to hunch over and it's really annoying to do any dishes in it. Currently you have to bend over to reach the faucet because it's so low My thought is that if the faucet were higher and closer, like the Danze one I had showed which sits up around 18-20" instead of this one that is only a few inches. All this being said, any other thoughts of what I could do to make this better in general?

@Chris Martin - That one looks nice and is about the ideal price range and also has good reviews. I appreciate the suggestion. I see it also sits a little over 15". Thank You. I also found a couple Kraus one's on the internet that have a similar style to the Danze, but are half the price.

Greetings BP - I need to install a new faucet on the kitchen sink. The sink is custom made and has a horrible faucet on it. Your always hunched over. One problem is how deep the sink is; however, the other is that the faucet is so low. The faucet is roughly 36" away from the counter so I really need a tall one that hangs out a ways. Photo of the sink below: Danze make's a really neat Parma faucet that is about $500. I found some on amazon in the $200 range that are 18" tall. Does anyone have any suggestions for a faucet in the $200 range similar to danze that are good quality and might be good for this gap so were not always hunched over? I tried to do some google searches for tall faucets but there isn't much out there most links are to websites selling faucets. Any thoughts or suggestions on this greatly appreciated. Thank you so much in advanced!

All last summer I did short-term vacation rental in one of my triplex units which is a 3 bed 2.5 bath townhouse style unit in Snohomish County, Washington. During construction I actually put bedrooms on Air BNB for really cheap and the people who stayed loved it (like $50/night with a blow up mattress) - I wanted to get my reviews up to get on the search que. I also subscribed VRBO (which I dislike and wouldn't do again). While Air BNB's customer service isn't "awesome" it's no where near as bad as VRBO. Expedia just bought VRBO though and I've had good experiences with Expedia so maybe they will change that. I also had it listed on Craigslist and was contacted by an insurance company for a local displacement, that was probably the best, I just filled out a lease and kept 100% of the profit (Air BNB keeps a %). Overall, Air BNB was the easiest though. I had people from all over, but mostly people in towns with a family for wedding. I did all of the cleaning and stuff myself which was too much. I've had bad luck hiring "good work" this summer and since my reviews were so new, I wanted to make sure it was perfect so I just did it all myself. I made a lot of money on it and ended up upgrading all three units in the building with the proceeds, which was sweet. Now with just two of the units rented I cover my mortgage, taxes and insurance + $200 so on the third I am going to air bnb again next summer and it should be nice profit. I am also going to open up a little cabin I own as well as another 2 bed 1 bath smaller unit.

I debated doing these, but then ended up just putting in 6 new meters. I was able to trade in my old one for some credit towards the purchase price of new ones. Now the tenants pay all their water/sewer/garbage directly to the City which was running me $300/unit/month. The extra $1,800 a month will pay it back pretty quickly in my case. A larger facility this wouldn't be very economical, and/or a case like Jay's with the MHP. I've talked to the guys at Guardian before, they are very nice and helpful with questions.

Hey @Arthur Schulte we had some architects in our Certificate in Commercial Real Estate class at UW who were interested in development and they all said it was very beneficial. You might consider that if your interested in development as your local to Seattle. It's great networking as well.

I do a lot of BPO/BOV in Washington. Mainly for banks and funds though I do for individual investors and partnerships as well. I won't do individual residential ones though. If residential must be a tract housing cluster, land (multi-residential/family), multifamily or commercial.
