@Daniel A Lee Kim - it ended up being a bad partnership, and we did not close. Wish I had still purchased it, the underlying land value today would have been fantastic. I kept investing in CRE instead and that has been good. Wish I had more to tell you! I planted a vineyard on one of my properties, but its very young and I don't tend to it very well. Just make sure you have good partners is what I can really stress. Best of luck to you!

@Nicholas Q. Correct - there was no damage to my building at all. I just fixed it myself and moved on. Sorry to hear that happen though, sometimes those battles are easier just to do it yourself I feel like. I had forgotten about this, 4 years later my fix is still working great - lol.

Have you done more syndicates since? I am looking to start a syndicate and was wondering if I might ask you some questions. Did you end up charging the fee as your equity into the deal? I am wondering how finding debt is for the syndicate?

Hello BP Community. I started in the commercial real estate world as a broker in Seattle area in 2012, which brought me to start investing in 2013. I started buying 2-4 units solo, then branched out with LLC and TIC partnerships. I've been looking to take my TIC ventures to a new level with a syndicate. I have multiple partners with large amounts of money seeking passive investment opportunities. I know the generics of a syndicate, but not much about the specifics. Where would I go to learn more about how to start structuring a syndicate? I would of course get my attorney and accountant involved, but I am still a bit before that on my personal knowledge of how they function. I am also not sure how to the debt structure works with a syndicate, would it be similar to how I secure debt with my TIC structures (all partners are on debt, for the % they own) or are most of you doing this differently? Any resources would be greatly appreciated. Thank You!

I don't want to implement a RUBS program for such a small building, I think I am going to give Guardian  try, I sent them an email to get the conversation started, thank you @Lucas Bennett

@Lucas Bennett did you ever go with Guardian? I have debated using them too. I debated it a few years back but just ended up putting in individual meters, and have done this several times now. I am looking to mix it up on a 5 unit I am buying as I don't want to spend $50,000 on meters this time. Thinking to go with a service like Guardian.
