You know you can pay a service to send out those letters for you. I use Yellow Letters Complete.

My rental is a bit of a drive for me about an hour and a half, so I do screen on the phone.

These are my requirements . Employment is number one. I have a family that lost there house a couple years back, but the father managed to keep his job though the whole mess. He has held the same job for over 10 years ( really good tenants ) .

After I talked with them on the phone and liked what I heard, I asked them for there address of there current residence and go visit them with out them with out them knowing I'm coming. This may sound kind of rude, but I want to make sure there property that there currently living in isn't trashed. If it is the deal is off. I have been to more properties than I can count that have been a horrible mess.

Then I still run a credit check and eviction search. If all is good with there income 3x to 4x there rent then there in.

This may sound like a lot of work but trust me an eviction in CA is a nightmare.

Thanks for the reply Rick. Have you ever heard of a P.R. having to run an offer through the court system ? Does a judge and the P.R. have to agree to an offer made by an investor in some cercomstances or instances ?

Just wondering if any one knew the difference between executors and administrators in CA. I was reading that an executor with full power (not sure it that's the correct title or term) can accept an offer for real property with out running the offer through the court system. Were as an administrator or other types of executors that do not have full privileges or power must run the offer through the court system, and the offer must be at least 85% of real market value of the property in probate. If I am not mistaken the court appoints there own probate appraisers. Is this true??

Do you mail to all types of exec's and admin's?? Or just exec's with full privileges.??

Do you mail to the heir's as well ??

Do you mail to the property address??

Hello Sharon

I have been going to the courthouse and looking over the probate clip board that they have there. I am going to head down there tomorrow and see if I can get some copies of some of the probate docs.

I actually took some photos of some of the docs on my phone to save my self a long wait in line. If I cant get copies I guess Ill just post the photos that I took. I was going to post them here on bigger pockets and see if you could give me some insight as to what I'm looking at on those documents. Do you have any experience with court house probate documents ?

I am understanding the basics of the probate docs but I thought it would be a great learning experience for people to actually see some court docs with some names and addresses on them. Let me know what you think Sharon thanks.

I have been sending out some absentee owner letters to the city of Riverside CA. I just sent out my first 250 and received around 10 calls, a very nice response. No luck yet with a deal but with this kind of response it will only be a matter of time before I make an offer to a seller.

  • Has any one ever lost a deal by writing to low of an offer? Offended someone with such a low offer that they don't take you serious and walk away.
  • What are some strategies that you use when making an offer?
  • How would you structure a cash offer and an owner financing offer? If you could break down some numbers on say a 200 k ARV with 25 k in rehab that would be great.
  • How much of a ROI are you trying to make on this 200 k ARV with 25 k rehab deal?
  • How much of a ROI would you try to make on a 700 k ARV with 75 k rehab deal ?

On a 200 k ARV property it seems that I hear a lot of investors talking about making a minimum of 20 k profit, but 20 k profit on the 700 k ARV deal seems very slim. What would you want to make as an investor on this 700 k deal.

@Engelo Rumora Ill have to check out that list giant site. I just sent off some absentee owner letters using yellow letters complete. I sent off 1000 of them 250 per week for 4 or 5 weeks targeting the city of Riverside CA. I'm very new to the absentee owners list but i figure learn by failing forward. I want to start marketing in other ways. That's why I was interested in this post. I'm trying to figure out this probate stuff. I have been down to the court house trying to pull some leads but its not easy. Some counties in the country print the leads rite in the news paper. That would be really great if I could find a news paper that did that for San Bernardino and Riverside County. Good luck with your investing.

@Jhon Horner how many quarters did you use this service?? I have nothing to do with the site, but Im just curious because I was thinking of using the service my self. After reading some probate material and listening to some pod cast about probate, it seem like you have to mail to some of these folks like 5 or 6 letters or more to get a response. Sometimes mailing to them for a year or more ?? Its seems like some of the probate guru's have a revolving list in a data base full of there contacts to mail to. When the property sells they remove them from the list, if its still for sale they keep them on the list and keep mailing to them. Check out the house flipping hq pod cast #20 and #21. Really good stuff with Sharon Vornholt.
