Holy Heck Yellow Letters Work!

I have been sending out letters for over a year with minimal results, and finally decided to reboot my program. I hand wrote all of my adresess' on the envelopes (instead of printing) with no return address, and wrote Urgent along the edge of the envelope in blue pen. I also changed my letter down to two lines about who I am, and why I am contacting them. I ended it with three Lines:

Want to sell on contract to avoid a huge Tax Hit? You Got It!

Want to sell Immediately and stop dealing with your Tenants? You got It!

Want someone else to handle the entire transaction? You Got It!

Within 3 days of Mailing I am at a 10% response rate willing to sell. To everyone out there thinking about giving letters a chance I have to highly recommend it, just do it the right way the first time :)

One of the benefits of living in the middle of nowhere is that there isn't a whole of options. There are only 243 multifamily properties in my county (half the size of Rhode Island) so while it does take time to hand-write everything, taken in 15 minute chunks in between work it isn't that bad.

Also, did I seriously just get a shout out from the Josh Dorkin? Crazy!
