Thanks Andrew, I do have an LLC but what do you mean by forming a company to lend me the money ? So do I just put the property in the name of my LLC ? Then that helps with the financing for a conventional loan at 75% arv instead of the original purchase price rule. I am looking for the best deal possible so the property's I am looking for will need rehab. A bit confused good stuff though.

I'm applying for a HELOC 175k - 200k and I was wondering if there was a way to use the funds to buy rentals and convert to conventional financing. If anybody has any experience with this it would be great to hear from you thank you.

@Jerry Puckett just wanted to let you know that I found those exact same envelopes at a 99 cents only store for 100 for $1. Not sure if you guys have those in Texas or not but mite save you a few bucks. Good luck with your investing.

I was actually looking for an answer to the same question. A friend of mine asked me if I wanted to go in halves with him on the program and I said no. In my opinion this is just another guru course with all the same info that you can learn for free rite here and other great web sites and books. I could be totally wrong on this, but its just my opinion. 

It is tempting though when your getting their marketing in your email inbox. I want to dream there is a magic formula that will make you accomplish all of your goals every day and the deals will just come pouring in, but I have learned the hard way. There is no magic formula. Don't get me wrong their is nothing wrong with educating your self but nothing works better than hard work.

Podio is great. I use it to customize my own apps and mailing lists. Another great feature is the ability to upload Excel files straight in to an app that you customized it saves a lot of time when inputting your data. 

One negative is that you have a limit on the number of leads you can input then you have to invite someone to the work space to enter more. I found that just keeping unimportant leads on an Excel file then entering important leads into Podio helps. Other than that its a great CRM. 

On a side note a really awesome app I have been using for many different things is called if this then that. You should check that app out, you can do some crazy stuff to help with your investments.

Thanks for the advice guys, that's a really good price on those envelopes @Jerry Puckett. They look really close to invitation style as well. I'm going to try them. 

I remember on another post you were saying that you had a very good match to a blue pen on the color chart for your computer. Why blue ?? I hired a person to hand address my envelopes $100 per 1000 and have them using red pen. Thanks.

Just wondering what kind of envelopes you use for your letters. I was looking at the invitation envelopes and they are very expensive. 

Rite now I'm just buying cheap envelopes from the 99 cents store 100 for a buck. Hard to beat that price, but are my envelopes effecting my open rate ?? Thanks.

Yes I know a bit of HTML programming and understand its a long process. I have tried to go the route of programming the site my self and its just a huge head ache. 

I just read a great book recommended by many called e myth. I'm going to read it again. I am in the infant stages of my real estate business and am doing many daily tasks my self that are very time consuming. The web site is something that I can afford to have done so I can continue doing more important tasks to find deals.

Mailers, answering the phone, wife 4 kids, mow lawn, part time job, driving for dollars, podio, probate listings, Excel files, chess, video games, $$$, call leads, oil change, eat, sleep, breath, omg kid again, twice in one night, how is that even possible. lol 

Yea you know the drill.

I have been trying to get more seller leads calling my phones and was wondering what people mite be doing? 

I started with some absentee owner lists and mailed to them, and did get a very good response. I used yellow letters which were hand addressed and was surprised at the amount of calls I received. The problem is that I would say 85% to 95% of the calls are junk. I call them dead leads. People just curious if your a sucker or not and willing to pay up the ying yang for their house lol. When your hear them say I am willing to sell FOR A PRICE that is not a good sign. 

On the bright side I did get some good leads that are kind of unraveling at the moment, and just missed out on 2 deals that actually went to investors. It works and its a numbers game is what they say. It just hasn't worked for me yet lol. I think in time it will, but how much will I have to spend per lead to get there. $$$

I am tracking my leads and direct mail. Is there a super list out there. My mind is always spinning with new ways to market or new direct mail lists that will pull deals like crazy. Always dreaming lol.  

I'm trying some probate leads out. We'll see how that goes. I'm also playing with some back taxes stuff.  Just starting the process of building a web site. Driving for dollars, which has actually been working, I got 3 leads I'm working on and just got a call yesterday. I love getting decent calls that actually mite be a deal, I get really excited lol. 

Any tips on how to get some leads in the door would be appreciated. 

This is and will be my business and I'm here to stay. Good luck with your investing.
