Wholesale Marketing

Hey everybody, I'm new to wholesaling and investing in general. I feel like I've done plenty of research on how to wholesale and I know I have a lot more to learn but I feel I won't get started if I just keep trying learning. So I was going to buy bandit signs but then I found out my city, Miami, has come up with this system to call you every 30 mins until you pay a fine. I don't think there's a way around it so I scratched that off my list. Now I'm on Listsource building my own list but I'm having a tough time getting the criteria right. I'm looking for a list of about 500 to start with. This is my criteria: Bedroom 3-4 Current home value 50,000-200,000 (I wanted to start on the low end until I get the feel of it) Equity(%) 40-100% Last market sale date - before 2007 Property type - townhouse, SFR, condos The count comes out to only 150. If anybody could give me some advice on the criteria and on marketing in general that would be great. Thanks a lot!

I know 3 and 4 bedrooms are the bread and butter but why not go down to 2 bedrooms at the 50% to 100% value.  You never know.    

Go back 25 to 30 years on the Mortgage origination date.   also find out what is selling in your area by checking the age of the homes.    if the homes that are selling are 50 years old to current stick with that.   if the homes that are selling are 80 years old and current go with that.    

Find some completed solds in your area to see if there is a demand for 2 bedroom properties that are selling pretty consistent.   This may help you get to that 500.   

Basically what you do is see what the market is wanting in your area by searching sold and pending properties within the last 4 months.   This will give you an indication of what your area wants.   

Some properties in some area are selling better/quicker than others.
