In my county they provide this list via download on the property appraiser's website or by calling them for a mere $60.

Usually they are unwilling to narrow down your search by request. However, once downloaded in excel format, you can break down the list specific to my needs.

This is the cheapest way to get the list. The list services out there will cost hundreds more for the same info and is an expensive alternative.

I get calls from this company all of the time. It got to the point where I have to tell them not to call anymore. I figure, if there prices are that low that would not have to beg me to see there showroom.

I would like to see this go into play.

I have heard of people using this in the past to sell real estate, however none were assignment of contracts.

Hi Nick,

Your question in very broad, as there are many ways to go after properties to wholesale. (absentee owners, REO's, expired listings).

The best answer I can give you is that creating a list of things to do on a daily bases will help keep yourself on track as I do this with my business.

Depending on your area of focus, you will need to create a list of things to do based on what will keep leads coming through. In order to be a successful wholesaler you need be making offers on homes consistently.

Once you have tested different methods of accomplishing this continue to do that as much as you can.

Anyone know how much these folks make for someone signing up for through there links..You would think its 100k or something..

I get 5 or 6 emails a day..and I am big on email marketing because I use it in my business..but this SIM 2.0 is just excessive.

When I first started to wholesaling, Like you, I put everyone inside one general list. However, I found out as Micheal said, that if a buyer goes so far as to say their specific criteria. "East side of town with 3 beds and 2 baths" Than he is very certain of what he wants. I usually reply with. "Is this the only areas that interest you" They will then say..Yes or No.. which if they say no I put they into a category. If you don't, you may find the buyer opting out your list for sending deals of no interest.

It pays to listen to your buyers specific needs. The buyer is the lifeline of your wholesale business.
