Post: Refinance based on rental income

My only income is from rental income. Anyone know which bank can do refinance based on rental income? I have net rental income around $3600. Would like to refinance my primary and pull some equity out.

Post: 1 full bathroom and no shower. Sollutions/Suggestions?

Get a handheld shower that has hook you can hang. Then, buy a shower curtain to hang over your tub. Total ~$40-$50.

I am in California. I wonder whether investment in a sunroom would add value to the house. My current rental house is a 3 bedroom 2 bathroom. 1200 sq ft.

Would adding sunroom will add value for rent increase and resell value in future?

I wouldn't give out cash credit directly, because it will set up the expectation... Next time, u will find all the appliance break more often and they will expect credit every time. 

I think a laundromat gift card is better than cash credit.

For future, put a clause in your lease to cover all these scenario.

average appliance has a life of 10-15. So, if it's me, I will get a new one.

#1: At least he is honest upfront. I would screen the spouse and analyse her reports and eviction records. If the records was sometime ago and her mom's fault, I would just put her on the lease. See how bad the record is, take a higher security deposit. Make sure they have really high income to offset this "dent" in her report. 

#2: I would say the parents should be enough.

#3: probably ask for higher deposit. Ask them for either tax return or bank statement.

I have a friend who was rejected from a job application because of a criminal records that show up in the background check. It turns out that there is an error, another person with the exact same name that has that records. 

If the background report can make mistake, I would say "google" sometimes just show all records with names. So, double check everything with more detailed infor like ssn, birthdate, etc.

The only reason I keep the increase low is because of the turnover cost of $3K-$5K. My tenants has perfect credit score and pay on time. They like to verbal complain here and there, but, nothing big drama. I am not afraid they will find a cheaper rent. I am only afraid that the tenant will see that the rate is still low and decided to buy their own house and move. 

The rent is about $1500, the mortgage is around $1100, prop tax $300, utlities $200.
