Dear all, I am doing some reading and have some hard time to the legal terms below. It's showing up in a lot of the contract.

Anyone know a good explanation or example to illustrate the following? what "judicial rights" do I give up? Thanks.

“NOTICE: BY INITIALING IN THE SPACE BELOW YOU ARE AGREEING TO HAVE ANY DISPUTE ARISING OUT OF THE MATTERS INCLUDED IN THE ‘ARBITRATION OF DISPUTES’ PROVISION DECIDED BY NEUTRAL ARBITRATION AS PROVIDED BY CALIFORNIA LAW AND YOU ARE GIVING UP ANY RIGHTS YOU MIGHT POSSESS TO HAVE THE DISPUTE LITIGATED IN A COURT OR JURY TRIAL.  Eviction is a BIG NO!

No deposit, no lease. You keep your option open until you see deposit.

I would say don't go to the court route. It's timing consuming and stressful. 

Tenant helping to find replacement is ok, but u can tell them they need to meet your screening. 

Just accept the rent in their lease. It's low, but, that's what is agreed. If u want a much higher rent, and couldn't place tenant, I don't think you have any solid ground in court.

one of my property is only 15 mins away. I was there 3-4 times after the move in for some minor repairs. This property is well kept by my tenant from heaven. Very humble and polite tenant with perfect credit and background. Other than for repair, I never even drive by.

if the market rent is 825, then your 875 is too high.

if the tenant is normal, then probably just 1 hour a month per house. On average, 2 -3 repairs per year. So, with repairs, it might take 3-4 hour to schedule repair etc.

Abnormal tenant will take abnormal hours!

Probably try to take a 2 week vacation in midwest during winter (Jan) to see before you make the decision.

@Account Closed good point. 

My current plan is to find a property management company to take over. I am very afraid that later on he might come out a lot more other request. Sometimes when they know that I am the owner, they think that they can twist and bend rules. So they try to come out with a lot of weird request to test my limit.

Maybe a more properly structure property management company are able to be firm and carry a big stick!

Any suggestion?
