I bought fidelity home warranty ~$450 before. NOT USEFUL at all. 

Below are all the items I encountered in ONE property only. The fidelity fix NOTHING. NOT a SINGLE ITEM.

- water leak from bath tub

- dryer didn't vent properly

- stove range ventilator is not ventilating

- bath fan work, but the fan spin very weak

Believe me, every single visit, I have to pay $60, they came in and check the issue, give me a report, and then, tell me, "oh, it's not covered by the warranty".

So, $450+$240. and NOT a single thing being fixed.

@Sam Leon I dont know what prompted the inspection... My guess is, maybe he thinks he is buying a house... :) I dont know why

@Sam Leon He said he order the professional inspection and he will pay for it. I dont' know what's in the report yet. The report might come out in a few days.

@Michael Seeker , yes, they did. But, when they viewed it, the previous tenants was in there. So, the new tenant say that they didn't notice the stain on the paint and the carpet due to all the stuff in there. Now they complain. I understand that's valid. But, I also told him that "The house was viewed, and you signed the lease 'as-is'. I will be very happy to fix any repair but not upgrades or cosmetic items.

I am more concerned about "why would a renter order the home inspection"? What's the intention behind?

Hi, 

one of my tenant just move-in and I already have a long to-do list. For example, he wants new carpet, new paint. Complained the fridge is too small, complained the washer dryer didn't hooked up properly etc...

In addition to that, the home inspections was ordered without my knowledge. Now, he said he will send me the home inspection report and I should address the issues from the report. 

Is this tenant too difficult or am I being over paranoid? (the tenant is just ok... meet all the very very minimum screening requirement.)

Any thoughts or commend welcomed. Thanks.

It's better to offer lower rent to attract tenants than letting them paint the wall. It will save you a lot of headache. Letting them paint, you are running the risk of:

1. weird color like black

2. cheap paint that will peel

3. if they paint themselves, those paints might splash or drip all over your maybe carpet, appliance, cabinets, door knob... who know how it will drip.

4. who knows what else they will paint... they might even paint your fridge, toilet bowl, windows, hardwood floor or fireplace... art students are really creative.

I would apologize sincerely and show them the HOA guide and apologize.

I would either reduce the rent. Or offer the tenant that they can break the lease early.

I am just curious. Let's say you are bitten by a mosquito that carry virus malaria. And you died. whose responsibility??

wow! breathing issue because of flea??!!! Doesn't make sense at all. Sounds like a complaining/whining tenant.

Are you gonna blame on the aparment owner if somehow you got sting by a bee or mosquitos in future??

I would ONLY do it if I can charge much higher rent. Otherwise it's too much cost and hassle to clean up after turnover. Also u still need to screen them even though its only one month.

Is $1600 market rent? If the market rent is $1600.. Then probably will consider it if they are willing to pay >$2000
