If everyone can agree, option 3 seems the best. Otherwise, you will have to go option 2. 

For option 3, to avoid the reduced rent issues mentioned by @Account Closed , you can offer a one time gift card or a certain amount. That way your rent wont be reduced year in and year out.

@Richard C. Thanks... but the tenant is just in for 6 days to be exact. So, the request came out during day 1,2, 3. So, I dont think I am slow in responding. 

The tenant jumped in excitement to wanting to sign a 3 year lease when first viewing the property. So, the property is in good shape. I offer him to break lease at least 4 times, he keep saying he wants to stay. If the house is so terrible, why didn't he leave?

 I am not able to get rid of him now. 3 yr lease is signed. With regard to tenant screening. I did all 1,2,3. This tenant is referred by my property manager with good review: good, honest, clean. Every document we ask, they comply. Sometimes it's hard to weed out those until the true color show after move in.

 This tenant only 1 week! He is not celebrity nor any rich people. Just a normal middle class person. My rental is in a pretty decent neighborhood (slightly above median). Maybe B or B+ neighborhood.

@Colleen F. No specific buyout clause in my lease. I check the law, I can evict the tenant if the rent is late. 

If any of the term in the lease is violated, can it be used as a solid reason for eviction?

yes, I agree... I dont mind those requests and complain. Request and complain are very common from tenants. It's the inspection report got me very nervous.

@Sam Leon He own his home for the past 7 years. Lost the home via short sale earlier this year. So, I think at certain point, you might be right about him being just picky on his "dream house".

The tenant is pretty honest and upfront about that when submitting their application. Everything in the application process seem ok. Those lines only happen after move in. I dont have any solid reason to evict now. They just moved in.
