You came to the perfect place. There is a wealth of knowledge here. I see you're Interested in no and low money down opportunities.  I highly suggest getting the book investing in real estate with no and low money down as well as the book on rental houses and flipping. They really break it down and make it easier to understand. I got my license as a realtor and it was amazing to read the book and see all the knowledge I learned being used in such and creative manner. There are many investors looking to do the same as you. My parents Want to get a Loan for land. it is under 50k but despite my father having decent credit( they require over 700 for all 3 scores and 1 of his is over 700 while the others are high 600's) they denied him the loan. I want to help them but I'm not sure how. does anyone know any options that they  can use? I really want to help them and I know you guys are experts on this kind of thing so any help would be appreciated

I'm currently working a part time in GA Tech and a realtor while going to school full time for mechanical engineering. I got my license in September and I'm just now starting to pick up a bit of business. The thing I've learned about being a real estate agent part time is that it will take time to start making money because you may not have time to invest in marketing yourself and lead generate. In this field,  it's definitely about lead generation lead generation is key. It's possible for you to make a living but it won't be easy especially since your studying to be an architect (they work crazy hours sleeping in the building sometimes even). You will have clients call you whole in the middle of work or school sometimes and you really have to try to make every minute count. In short, if you want to do this,manage your time VERY WELL and you should be fine. Also look into ways to leverage your time. I wish you the best of luck. You got this!!

I know it's been a while but here's some updates. School started back up so of course there's that load. And today I just picked up my real estate license!!!! I'm very happy to have gotten through this and to finally obtain this. Had to slow down a bit due to other obligations but I didn't let it stop me. After some talks with people on the site as well as talking to some brokers, I have decided to go with Keller Williams and I will be starting my new career very soon!

Just an update. I passed my Pre-licensure course last week and today I just got the green light to take the Exam!!!!!! I plan to study some more into this prep book I have then take it next week. I'm very excited but this is just the beginning. There is still plenty of work to be done. I have to find a good Broker that will train me to be much better in the field and not charge me any overhead fees monthly (cost of tuition keeps me on a strict budget a lot of the time). I don't care if they take 60% so long as I make a decent commission(Not come out with 2$ after everything is said and done)  and, more importantly, learn how to do it Right and do it Well.
