If you decide to get a real estate license. Your in luck as Georgia doesn't seem to be as strict or have as many fees as other places. You can find a good deal on an online course from places like groupon.com . As for a deal, you definitely want to do your research on where the working people are so that you have higher chance of gaining a good tenant. I myself would love to get a triplex or a quad. With your funds, you could buy a quad with 20% down  then rehab 2 of the rooms and get some good tenants to pay off your monthly cost. Then you can slowly rehab the other 2 rooms for more cashflow. But like the others said. Definitely do your research and make sure the numbers work for you. And also make sure to add in the cost for things such as vacancies and repairs that will eventually come. Hoped this helped a bit.

This was an amazing meeting. It's a shame I had to leave a bit early but I had an amazing time and I learned a lot. Thank you  for hosting this amazing event. And thank you @Todd Whiddon for urging me to come by it was definitely time well spent. I Wish i could have stayed longer. I have more questions that I wanted to ask but alas work. luckily they didn't seem to realize I was gone so that's great!

My name is Bryan Vincent. I am a Mechanical Engineering student as well as a Real Estate Agent in the making and I would like to Wholesale for YOU. My aim is to Wholesale and use the capital to invest in rentals and to do that I need YOU.

Instead of looking for random deals then running around looking for buyers who may like it, I want to know what YOU want. When I search, I want to be searching for YOU. 

I'd like to know:

1. The kind of property your looking for

       (Min. bedrooms , style you would like, commercial or residential, one owned by a clown, etc)

2. The area you want to invest in ( Smyrna, decatur, marietta, space, etc)

3. How much your trying to spend and how much you want to profit in your deal (15k, 20k,etc.)

4. Your usual time frame before your house is rehabbed 

5. Your contact information as well as times you prefer to be contacted

6. Any other information you think would be helpful for me to find the right properties for YOU

After I obtainin my License, I plan to market the areas YOU would like to invest in. I just passed my pre licensure course and was looking for for a broker that would be investor friendly as well as someone who won't charge a monthly fee. I work and I'm a student and would like to have as little overhead as possible

@? So I just passed my Prelicensure course today!!!! That Final was tougher than I thought but I'm happy I got through. Next I'm gonna study a bit more while they get things processed and then take the exam to get my license. Also went to a REIA meeting tonight in College Park. It was really cool. they were talking about rentals and it came me some inspiration to keep pushing. I really want to get out there and wholesale then build the capital to get some rentals. Next step is to take the Exam then get the license!!!!
