Wow. The responses are almost overwhelming. Thank you so much everyone. I have begun listening to the podcast and it's truly a wealth of information. It's really nice to see an industry welcome newbies with open arms.

I do have a question for those who may be able to give some advice. I looked through my local Craigslist listing, just to try and get a better idea of what the market in metro atlanta is like, and I came across a post that said 'attn wholesalers'. I click in the link and it's a man that says he was looking for someone to come out into the field and really be serious. I gave him a call and he said that he lives in Miami but is currently trying to get into the the Atlanta market. He wanted me to help him find deals and we would split the profits 50/50. Now I know it seems like he's pretty much getting a large chunk of profits for very little work as I'm the one that would search for deals. The way that I see it is that I would have him show me the ropes when it comes to wholesaling as I am in need of a mentor. He has already given me training videos for me to become more familiar with the business. My question is, seeing as I know little about him, what can I do to minimize any risk that may come to me in this situation? Thank you all in advance

Thank you very much for the very quick and encouraging responses. I have recently attended a local REIA meeting in College Park and I plan on going to the Atlanta REIA Cookout on June the 19th in Roswell. I met great people there and got incredible information on how to estimate the ARV of a property. I hope to learn more at the cook out. Thank you once again guys. I hope to speak to you more on the new things that I learn

Hello all. My name is Bryan Vincent. I am currently a mechanical engineering student and I am very interested in getting into real estate. I would like to get into Wholesaling/Reverse Wholesaling in order to fund and invest in rental properties. Currently I'm in the learning stage trying to take it all in. I'm also looking for a good local mentor to build a relationship with and have him/her show me the ropes as I help them be more successful in any way that I can. If you guys have any questions feel free to ask. I hope to really get to know many of you here
