@Richie Choy Exactly!! I just saw a triplex pop up that's just around the corner from work but they want 485k for it! That's crazy high! The rents are only  900 for one unit and 1k for the other and the tenants are locked in for the year.

My last hope would be brokerages that are looking for distressed properties. They may be able to help me find a nice place for a large discount(MFH and a home for me and the wife). 

If that doesn't work out, I think I'll be renting till the prices come down and invest in places under 50k outside the city/state in the meantime to build my portfolio

@Todd Dexheimer How do i become a limited partner in a syndication? And what type of minimum amount should I expect to invest? I always saw syndications as the big leagues where people invest hundreds of thousands if not millions into large and grand scale apartment complexes

@Bjorik Mutize As for now, I'm looking for more turnkey. My Strategy is to either 

A) buy a multi-family to house hack if it meets my criteria near work

B) buy/rent home for myself and save for low-cost deals in GA or out of state

once I get the ball rolling and have funds available for renovations, I then plan to look for more value-add opportunities

@Joseph Firmin I have been meaning to read that book but couldnt quite remember the name of it thanks on the recommendation! I think I may end up saving some more and in the mean time renting or buying a cheaper house near work to live in

@Jorjio Hopkins thanks for the advice. I want to look further into using that I thought that I could only use my 3% to nogetiate the price to be lower. I did not know about actually using it as a down-payment. If that's the case, I can just save up .5% and the cost of closing(unless i negotiate the seller to pay) and That would be perfect!

@Chase Louderback i am beginning to open up to living out a bit further. I'm currently near the camp creek area and I hate the commute but I think I would rather have that commute then be so tied down by bills even more.

@Oleg Shalumov I would definitely consider a 3-4 plex I just need to find one that suits my needs (move in ready or close with a bit of work, safe area, close to work and Atlanta)

@Account Closed I have considered taking the plunge and just getting an apartment or regular house and saving from there, especially knowing that the market is so expensive right now. I also considered buying some duplexes for under 50k in small towns in the country of Ga.

Does anyone have experience with investing in small towns with very cheap houses and cheap rent?(200-500$)

I thought about looking into places in the country of Georgia or maybe Alabama but I have no clue on what to do when it comes to investing from out of state. I figured if the numbers could work out with me coming out with 100$ or more a door than it would be a good deal but I'd love to hear your thoughts

I just got hired into an firm in Cobb county (Atlanta) and am working full-time making a little over 70k a year.

My goals for the year are to invest in a multifamily ( will house hack if it's near my job site) and finally move out my parents house and start my own life (buy ring, wedding, move into own residence)

I'm hoping to save 1.5k to 2k per month and am starting at 0 right now due to me paying a debt ( will make last payment next month).

I at first wanted to house hack but there doesn't seem to be a lot of available multifamilies near my job ( that are safe for future wife) and I have to come up with money for an FHA(3.5%)

I'm a part-time realtor( don't make any money due to full time job. Mainly got the license to help with investing ) so I know a bit about the industry along with some of the info from BP.

How should I go about doing this? Any advice would be appreciated. My plan right now is to save but it kills me seeing a renovated triplex for 300k and seeing get snatched up after 6 days. Thank you all in advance

I'd like to get into multifamilies and maybe fix them up a bit if need be. What would my finance options be? I don't feel very comfortable partnering up with people because I don't want to mess with other people's savings. What would be some other financial options I can go with to get started? What would be a good amount of money to start things with?

@Imani Moore this does sounds very familiar to scams that were ran in some parts of Atlanta. It usually has to do with them not being able to meet you for whatever reason. It's interesting because I mainly saw this on Craigslist.(had a friend who got scammed by a flight attendant who was never in town see the similarity). What I would do is if you have the address, look up the property tax records and ensure that the person actually owns the home. Require they provide you with some identification prove they are the owner you see in the tax records. Don't rely too much on the 3rd party because they usually have delays in their systems that the scammer take advantage of. TL:DR Definitely sounds like a scam. Be very careful cause I had a friend that got scammed in a similar way
