Nnabuenyi Anigbogu wow. Congrats on doing so well in 9 months especially for just starting out. Do you have any recommendation on which area to focus on flipping in Chicago? I have done work in Will County. What area of Cook county do you really like? Thanks!

I am looking for fixer upper SFH in Will County (Joliet and surrounding) and Cook County ( prefer to be in Beverly, Evergreen Park, Oakpark, Westchester, Orland Park and La Grange). Properties will need to fit the purchase price + rehab cost = 70% ARV. Willing to pay up to $200k cash all in.

Will also consider the Napperville area if it is the right deal. Price for this area can be higher.

Thank you for all the constructive feedback. I let the GC handle everything as well. But I just want to see what everyone else is thinking/doing.

@Ryan Heywood@JD MartinGood rational for the GC warranty. I do see people have line of credit with major store like Home Depot and Lowes and pay for the materials themselves. GC just picks up when they need. In the end, if you able to negotiate with the GC on warranty, that is still a choice right? But how much money to pay for materials yourself?

For major rehab, do you prefer to buy materials for contractor or just pay the GC the price they quote? I'd love to hear your reason behind your choice. If you buy materials for GC, how do you buy in advance to make the most use of time? Also, do you pay the store directly and just let the GC pick up?

@Darren Eady Thanks for your clarification between a cash offer and the money from private lender. From the seller point of view, is there a difference between the two? I think as long as you can close fast, it is all matter to the seller right?
