Hi BP community,

I would like to get some feedback on when you should look for private lender/ hard money lender. Seller/ wholesaler usually ask for POF if you want to get into contract for the property. So if you want to close the deal fast, you need to have cash available. On the other hand, private lender/HML wants to see the deal first before talking money. Ideally, I think you can develop the strong relationship with a few investors that you build trust on and they can provide POF instantly. But when you get started, how should you proceed? Wow, an investor lost $1mil in this title company. So for buyer, if you have more than $250k transfer to the title company to buy a property and they disappear, do you lose the house back to the seller?

Hi everyone, How does Zillow get the last sold price of the house? I paid all cash for a house in Illinois and it will be put on MLS in the next few days. When I google the property address, Zillow has it under my name and the price I brought was much lower than what I paid. The house was bought through a wholesaler by the way. I have 3 questions for someone who is experienced in this situation 1. How did Zillow got the last price paid? Redfin has a different last price paid for my house. 2. How do I ask Zillow to change the price? And is it worth to do so? Buyer can just google the house and see a big difference between the price I am selling and the price I brought. Thank you for your advice!

Hi BP community,

Can you please refer good property manager for Pinellas County if you have one in mind? This will be for a duplex. Am I safe to assume 8% for the service? 

In addition, what is the average vaccancy for the county? And how much time and cost does it take for eviction in this county?

Congrats Denita Ozenne ! I have been searching for MFH in Houston and you are right, many affordable one are in shady areas. Now i look at SFH, but the cash flow is not as good as MFH. Just wonder if you look at school zone of this property to see if it is around good school? But I think it is a win for you in this case.

Hello BP, Does anyone have a contractor referral in Manhattan, IL. This is a small town, so if it is hard to find a referral, please also refer general contractor in Joliet, IL. I am looking for someone is reliable, ideally has worked with out of town investor. The work will be just some painting, carpet cleaning, fixing doors and doing some other touch up when seller move out of the house. Thank you!
