@Euan Arcia Very nice remodel. Just wonder if the 40K is just for updating interiors, bathrooms, kitchen and light fixtures and floor. Or does it cover any major items like HAVAC, replacing windows, any update to electrical and plumbing system? And how big is the condo? If you don't mind, can you share of how much it cost for each bathroom and the kitchen?

So your all in is less than $350K and it can rent for $3500 a month, that is awesome. Congrats!

I am selling my duplex in Indianapolis for a bigger project in CA. One side of the duplex has great tenant in place for almost 4 months paying $525 a month. Tenant has been paying rent consistently. The other site is empty and the property manager is currently interviewing for tenant. Total monthly income for both side should be $1050 a month. Tax is around $660 a year. Insurance is around $50 a month. Property management fee is 10%. Price is $52,500 OBO cash.

Recently updated are:

- New paint on both sides

- Kitchen counter top has been replaced on both sides and cabinets are painted

- New gutter

- Security door on both sides

- New carpet on empty side and vinyl floor on occupied side

- Window AC in occupied unit, the other unit can be installed window AC if needed.

From previous seller:

- Roof 3 years old

- New Furnaces in both units - New Water Heaters both units - Windows 3 years old - New Pex plumbing throughout - All newer electrical with 200 amp service throughout - Electric heat Please PM me if you want to see more pictures or have questions.

My broker and I can purchase a property for a price we know that seller will accept. The property will be a Georgian house in South Shore chicago. This is where you see a lot of activities. Total cash all in including holding cost is around $150k. Profit before split is around $50k. I am looking for a partner to put in at least 80% capital. I have 3 other deals going on and can't get into this deal with my personal cash. Please PM me if you are interested. Thanks.

We have a solid lead in Roseville, CA 95661 near Johnson Ranch. It is a SFH in great school district (9/10 ratings). 2067 sq ft built in 1995 in quiet neighborhood that has 3 beds 2 baths plus a den which is currently used as a bedroom. The house is well kept with new interior paint and carpet. All flooring is in good shape and less than one year old. There is a nice, well-kept pool and spa in back yard. Tile countertop is in the kitchen and bathrooms.

Purchase price including fees: $362K OBO plus buyer pays all closing cost (estimated of $8-$10K). Seller wants $6K deposit.


Repair is estimated to be $20K-$30K depending on your exit strategy. Repair includes roof replacement, garage door frame repair, minor leak one spot of the ceiling, AC and water heater replacement (both are still functioning but old), clean up inside and water pressure outside. Appliances are in good condition but can be upgraded to stainless steel if wanted.)

ARV: $445K - $465K with CMA

Situation: there is a family living in the house and they are paying $2500/month on month-to-month lease. Seller doesn't want to sign contract until we have a solid buyer as seller wants to know what buyer plans to do with tenant. This deal is only suitable for 2 situations:
- Buyer is a landlord who has cash and wants to get big discount on purchase price. Buyer can probably increase price once roof is replaced and sign new contract.
- Flipper who has cash and real estate license or do FSBO. The deal probably isn't good for flipper who needs to borrow money and pay commission.

DO NOT DISTURB TENANTS. Seller has made clear that. There is no showing for the house at the moment either. We may be able to set up viewing for a final serious buyer.
