@Mark Ainley recommends me posting here for contractor referral. I am looking for an experienced contractor that is licensed and insured for a project to convert a four plex to 2 row houses in Pullman district. The blueprint has been done. It will also require running new water line. If anyone has referral for contractor, please share with me. Really appreciate it.

I have an off market property in Evergreen Park, IL that I am considering selling as is. I purchased the house to fix it initially but I got burnt really bad by the GC. The GC did a really bad job and the house currently has stop-work order. The house is in the middle of the rehab work and there are issues with foundation. The village will require new permit to continue the work.

The plan is to have this as 2 stories houses with 5 beds and 3.5 baths and finished basement. This will take an experienced investor to continue to finish it. My realtor thinks the ARV is $310-$315k once finished. The house is big and the lot size is decent. There are also a couple of new construction houses listed for over $350k in this area.

Each row house can also be rented for $1500-$1600 depending on the finish brining the total rent amount to $3000-$3200.

Update on the permit situation:

The City of Chicago has completed their review for the project at 11421-23 S Champlain. All departments, including Landmark, were approved except for plumbing. Plumbing’s comments are as follows:

  1. The new water service shall be 1 1/2” with 20 GPM booster pump.
  2. The new water meter shall be in a vault in the city parkway.

They will also require the electrical application filled out and signed by the electrician and letter of intent from the plumber.

So the permit is almost ready, just have to get the electrician and plumber application filled out. My architect can also work with buyer to get the permit fees reimbursed by the city.
