Looking for fixer upper SFH in Will and Cook County, Illinois

I am looking for fixer upper SFH in Will County (Joliet and surrounding) and Cook County ( prefer to be in Beverly, Evergreen Park, Oakpark, Westchester, Orland Park and La Grange). Properties will need to fit the purchase price + rehab cost = 70% ARV. Willing to pay up to $200k cash all in.

Will also consider the Napperville area if it is the right deal. Price for this area can be higher.

I'm sure everyone appreciates the initiative you have taken to ask this question.   

The reality is this, when people find a deal that is 70% ARV they will most likely do it themselves or partner with an up front cash source and refi to get their Capital back.
