This is actually wood frame siding. My apology. Across the street are relatively new brick houses. Next door is a newer built house as well. So I think it makes sense to change the outside appearance to make it look nicer.

Thanks everyone. The quote is through my contractor that I am doing a lot of gut rehab projects with. Sound like 3k is cheap in everyone opinion and it will definitely improve the look. I will most likely add this to scope of work.

Congrats! Do you find a lot of retail buyer interest in Englewood? I mean with all development, it is still a hype and not safe area. Are there enough comps that support above 200k price?

Hellop BP community,

I am in a contract for a 2 story houses in Chicago. As part of the scope of work, I am trying to decide whether to replace the vinyl siding for the property or not. The siding is still in a good shape and properly just need power wash and touch up.  The color of the siding is the typical white color. However, 2 comps around the house has new siding after rehab and they have trendier colors. Not replacing siding will save me $3k. I have the budget for replacing siding. What would you do in this case? Thank you for the feedback.

@Thomas Franklin Thank you for showing how you calculate offer price. How strict are you with the 20% arv rule if the profit will be way more than 20k. For higher price houses that have arv of 400-500k or more, what is the minium profit are you willing to take?

In addition, is your profit base on cash on cash return or do you still require 20% arv on loan deals?

@Ahmad Azad can this house be seen? And does conventional loan work in this case or does it have to be rehab loan?
