@Michael Guzik Congratulations on growing! We just about finished our first spec house, and loved the entire process much more than rehabbing. This year we plan on doing several spec houses assuming we can get financing lined up. I will be following you to see your successes!

Just curious how many investors on here do new construction spec builds? Any advice would be appreciated! Currently we are doing affordable housing spec homes in central KY. Acquiring land seems to be the biggest hurdle for many spec home builders.

@Sean Lee I believe there are many cities that match your criteria. If you have any connections for a team member of your core 4, I would start there.

@Z. Fields I would recommend bird dogging first. Find an investor in your area that is ready and able to buy a property. Get their specific criteria and look for that deal.

@Wale Lawal It will be interesting to watch what happens with the rental market as government tries to prevent evictions. Also Biden says he’s trying to increase affordable housing, so he will have to work with investors in order to do that!

@Niña Phelps Awesome to start early on! Learn everything you can. The podcasts are great! There’s a few Facebook groups in central KY that are active and helpful. I’m in Danville but go to Somerset once a week.

Audible is a paid version, where you keep the books. Hoopla and overdrive is free through most libraries.

@Julie DeWolfe Arroyo We replaced a partial foundation before, and it was costly. Get a few quotes to get the general idea in your area. Also after the foundation was fixed, we discovered that the lift also cracked the brick facade on the exterior. So sometimes you’ll have another issue to fix after tackling the big one.

@Cam Galasso Up to the auction is your best bet. If you can close before auction, this would give great incentive to seller.
