@Kylee Heck would you be open to house hacking? If you purchase a duplex and live on one side you potentially could get a very low down payment loan.

@Demisha Gayton I know nothing about your market, but if I was in your shoes I would look for an experienced investor in the area to network with. Try to find someone to JV deals with until you learn more. Most importantly, learn all you can and never give up!

@Ayana Morali I would reach out to an expert that understands real estate tax advantages. The more complicated things get, the more you need a good CPA. Tax rules change constantly. This year they moved the nonemployee compensation to 1099NEC instead of 1099MISC. Coronavirus added other forms and items as well. Since I did taxes for a while, I am in the habit of keeping up with changes, but the more complicated my taxes get the more I’m inclined to finding a pro!

@Matthew Wilson Depends on how much you could purchase land for. The spec we just completed we have the option of financing 75% which would be what we have in it. However, we are unable to wait the seasoning period for now and therefore prefer to sell. If we do keep it as a rental it would be at the 1% rule.

@Ben Baye Our backup plan is rentals. Actually we want to build enough capital up so we could build where half we keep as rentals

@Pearl Cook We started our first build after several rehabs, and my husband enjoys building new much more. Maybe it’s because he gets to use his drafting skills 💁‍♀️. I find the land, financing, design, and he drafts and manages the project. The only issue we had with our last build (outside the normal issues associated with rehabs) was delayed time. It took almost a year from land purchase to house completion.
