@Mike Terry If the numbers work, don’t let the additional cost of lumber scare you. We are currently doing spec homes and see that the extra cost will actually balance out as the price of the house has also risen substantially.

@Jeff Pollock we pulled a HELOC with a roof that will need changing soon and the appraisal came in at the price we thought it would. We did give the appraiser comps we thought fit and a list of improvements which helped.

@Brian Garlington I believe what this article is referring to is regret. I regret not buying houses in 2008, and these buyers regret not making a purchasing decision while houses were cheaper as well.

@Ryan Williamson If it wasn't for a HELOC, we would still be saving for a property since we were unable to finance traditionally because of self employment. We just did a flip and planning on utilizing the HELOC for a hold now.

@Gabrielle Stephenson We use one color on all the houses, blizzard fog. We don’t have to think twice when having to touch up or paint. So far everyone complements on the color. We usually like to add other features that make the house stand out, such as tile backsplash or open shelving. You could look around your area and see what others are doing.

@Jeff S. Deals are to be made in any market. Doesn’t matter if a crash happens or not as long as your making money.

@T. Harris do you have an agent that you work with that you could have drop in? I would pay the agent for their time, or a property manager.
