@Scott Bolinger Find a good agent, you will save yourself a major headache. If you persist, however, I recommend doing a flat fee listing.

@Joe Matthews I keep saying that I wish we would of house hacked our first property. We would have eliminated our mortgage payment and had an upper hand in investing. As far as education, learning to find the deals and analyzing them is crucial.

@Nate Sanow I do think you are correct in that the crash many are waiting for may not actually happen. Seems like everything is shifting. Small towns are getting larger, big cities are getting smaller, businesses are pursuing online platforms instead of physical when possible, and government is getting involved in every step.

Still real estate is a get rich slow game.

@LaTara G. Facebook has a good response. Also look for rent signs and call asking if they would sell.

@Shayla Collins I will start off and say, I am not a seasoned investor, did a few deals, however, wanted to warn you about getting hung up on the details and not starting investing. I learned everything I could for at least a year before I was able to pull the trigger and do a flip. It was doing the flip when we learned the most and started to realize what processes we need to have in place in order to do another more smoothly. Start investing and documenting. You will work out a system as you go.

@Artem Shum Have you considered house hacking while living in it? As a pure rental it doesn't cash flow well, but I'm not sure what your goals or market is like. Maybe you can find something with a ADU or rent out by bedroom and that will significantly increase your cash flow.
