@Merle Sauvola we are experiencing similar issues. Would rather build new because I know it’s done right and near nothing capital expenditures, but the ability to cash in at a high price is tempting. We decided to build one this year to hold, and maybe a few next year. That way we are able to push the new builds, and slowly work up the holds.

Hello! We just put a new construction house on the market. I’m thinking of sending the listing to some buy and hold investors also. Before I send anyone anything I would want to know if a buy and hold investor would be interested? It doesn’t meet the 1% rule so I’m hesitant.

Danville KY mostly rental neighborhood in town

Price $149,500

New construction

3bed/2bath 1200sq ft

Market rent ?$1000?

Regardless I know it will sell, but since we are planning on building more, would this make sense to an investor.

@Shane Andrus I think if you can modernize it, you should be able to attract tenants. Are all the other buildings around yours occupied? If so, are they in better shape? Good luck!

@John Andrews I would ask: How much is your mortgage insurance? How much are you going to spend on the renovation? What are you trying to accomplish?

There's many different avenues you could go, but there's also an opportunity cost. Could you put that renovation money into another deal and potentially increase your ROI instead?

@JJ De La Llera Depending on the layout (1200 sq ft is decent), you could do a 3-2. That would be ideal, however, I would look at comps around your property and see what they have to offer and base my decision on that.
