@Jason V. If you can find a house hack, it would be tremendously beneficial. If you want to live in a high priced market and want to stay there, house hack can reduce or eliminate your housing expense. Later you can re-evaluate and do another house hack or purchase in another market.

@Kelsey Mortimore if the numbers work, do it! House hacking is a great strategy to offset risk because you have to live somewhere, might as well live for free or low price! Crash or no crash, look at numbers!

@Melanie Stephens about a year ago I got a house under contract at $55k on 5 acres in KY. The house was a complete gut and upon further inspection had major foundation issues. Since I was unable to renegotiate the price and freaked out, I backed out. Next thing I knew a wholesaler contracted it and made $10k by selling it to another investor. Why didn’t I think about that? The land itself was worth it!

@Kaylee Pratt Answering the phone! Had the hardest time getting an agent in KY to pickup their phone or even to call back! The one agent that answered got our listing.

@Jake Arnold where are you planning on moving to in 3 years? Start getting a team together there, or look around your current city and see where the growth markets are and look to invest there.
