Hi Daniel Graviss , that's great. As mentioned above, you definitely want to go network at much as possible. There are tons of events around Houston, probably 3 or 4 a week I would say. Make sure to go often and get to know people that are investing here in Houston. Good luck !

William Nereson that is great. I am myself a Texas A&M grad in structural engineering. Have you had the chance to go to local networking events in the Houston area ? There is one tonight in the midtown/montrose area that will be worth your while. I'll be there. It's a great event to network and meet other investors/agents/lenders/attorneys. It's at the black Labrador at 6:30pm. It seems like you're looking for a mentor, your best bet is to go network as much as you possibly can. BP is a great start but you got to meet people face to face too. Hope this helps!

Look for local meet ups. There is the real deal meeting tomorrow night in midtown/montrose. It's a good one. You should be able to find the info by looking for "the real deal" on Meetup.com.

@Manny Raimondo I am not sure for investment properties but I know that for primary residences, most of banks will not go over 70%. So I guess 60% makes sense for investment properties.

@Ryan Fitzhugh the hotter the market, the more investor there is, the more people are buying for too much. It's a frenzy in Houston, some people buying at 85%+.

@Will Stafford, where to you find your deals, through wholesalers or by yourself?
