What percentage are investors buying at around the country?

Hey BP and members,

I have been doing a little research in my market to see what percentage investors are buying their properties at. I have come to the conclusion in the Greater Tampa Bay Area that fix and flips are being bought at (75-78% of ARV) - repairs or less.

I am just curious to know what investors are buying in other areas of the country where investment real estate is HOT. I know Houston, Dallas, and Austin, Texas have one of the hottest markets in the country for flipping and holding. I have also notice Nashville, TN along with Raleigh and Charlotte, NC have been doing pretty well. 

Anyone with a little insight on different areas around the country, your knowledge would be greatly appreciated.

My general criteria is 70% ARV less repairs for ARVs ~$175k-$300k. Up to 75% for higher end. Those numbers are hard to come by these days. I pass on a lot of deals that others end up buying at more like 78%, lot of cash investment from overseas in Houston right now willing to take thin margins.
