@Alex Young skills necessary, I would say that negotiation and creating rapport with potential sellers are the keys to get deals done. Pretty much, you have to be a people person which I was definitely not having an engineering background. I am still far from where I want to be but if you go out and meet with investors, talk to potential sellers, it will be painful, awkward, uncomfortable but it's the only way to get better at it ! 
Being an introvert, here are the steps I took, first go and talk to investors in networking events, talk to sellers on the phone, go door knocking.

@Stefon Bostick I think you have two ways to go, either find a true investor, who is doing this full time and work with him to learn or do everything on your own like @Mateusz Prawdzik. The latter might be way more challenging as you will have no external support and nobody to really stir you in the right direction.

@Jonathan Ramos those people are obviously not motivated. I would keep following up. Send a text, give them a call so that if their situation change (medical expense, death in the family, need for relocation), they would right away think about you and contact you.

@Antoinette Munroe It all depends on your investment style, do you need more cashflow now? or are you in for the long run building equity?
15 yrs notes will build equity much faster but you might not see any cashflow while 30 yrs note will better cashflow but you (your tenant) will pay a lot more interests over the life of the note.

@Wesley Rich networking events is a great start. There are MANY events around town, I would say around 3 per week on average! Look for "the real deal" on meet up.com, their next meeting is coming up.

Also look for Jet lending monthly events, quest IRA workshops, you can also check real acquisitions meetings as well as right path real estate. I think that covers it pretty well.

@Ronny Tiburcio, that's a great question. Some events will be pitch fest, just trying to sell something but not necessarily providing any knowledge. I usually avoid those events unless there is a room you can network with people. Events you are looking for are events that focus on networking and have some good presentations done by experienced investors.
Look on meetup . com for events close to you. In addition, hard money lending companies, title companies, turn key companies.. will sometimes have their own events. They usually advertise them on facebook.
