@Ronny Tiburcio show motivation, go to all the local events you possibly can, ask questions and I promise you that you will end up meeting investors you get along with that might be willing to let them work for you or partner on deals. But you have to be patient, it could take two weeks as it could take 2 years, you just have to keep showing up !

Hi @Ann Rau, why specifically multi family? I am not an expert but it seems like multi family (specifically duplex, fourplex) are usually located in the less desirable neighborhoods of Houston.

You should definitely look to partner if you are new to this. It will alleviate a lot of headaches and will be a great learning experience.

I did a joint venture on my first wholesale deal. Split the assignment fee 50/50, and it went very well. But yes in general, I would be careful who to partner with. Lots of sharks out there.

@Phineas Howie I have heard that it really depends on your area. Not very reliable here in TX, sometimes it's on point but sometimes it's way off. I wouldn't trust it for getting an ARV.

Definitely get out there and go meet people that are doing real estate. Network and pick their brains. In addition, use biggerpockets and books as another resource. Good Luck !

@Blake Hobart I would advise you to find local meetups to go to. You can probably find some through facebook or meet up.com. I would also email people that you can find on BP and go meet them in person. Those are the best ways to meet people and get your face out there.

@Domenique Rectanus Definitely try to find a Realtor that has solid investing knowledge. They will be able to point you out towards good neighborhood for rentals. Have you set a budget yet? If it's for investment purposes and you go the conventional road, you will have to put 20% down.
