Post: Airbnb Rules in Watauga County, North Carolina ?

Thanks for the answer @Adam Payne, I will make sure to do my due diligence. I think that being outside of city limits (either boone or blowing rock) would probably be better.

How has been your experience so far ? How many days a month are you booked on average ? Is there any major slowdown during winter ?

Thanks for your help!

@Julie McCoy thank you, I will make sure to dig on their websites. Hoping to get some answers from local investors there to hear from their experience.

Post: Is the 1% rule applicable in the Triad region in North Carolina ?

Hi,

I am looking for more information concerning SF rental properties in North Carolina where I have some family. I am looking specifically in the Triad area which encompass Greensboro, Winston Salem and High Point.

Is it realistic to find properties that follow the 1% rule ? I know that property taxes are much lower than where I live now which should be beneficial for the cashflow but I am not too sure about the rent levels.

Also, is there any small multifamily available in those areas (duplex, triplex, quad) ?

Thank you so much for your help and looking forward to reading your answers.

Hi,

I wanted to know what were the rules associated with Airbnb or Vrbo in the Watauga County in North Carolina, more specifically in areas including Boone, Blowing rock or Banner Elk or other places in the High Country of NC.

Is there a maximum days per month limit that you can rent a place ? Does it have to be your primary residence ? Is there any HOA that might prevent any of this ?

I am really looking to get more local knowledge on this area, any help would be greatly appreciated !

Thanks

@Warren Brown I believe that there are still people meeting in Katy on Saturday mornings, you might want to get in touch with @Jorge De Jesus. He has been the one organizing it so far.

@Jeff Hassler what is your current status here i' the USA? How long do you plan on staying here? If you plan on staying here for the long term, I'd advise you to open a credit card right away to start building your credit. I'm French and started building my credit by getting my first credit card in 2014 when I was still in college here. I was able to get financing very easily in 2016.

As people say in Houston, it's not if a house will have foundation issues but when! First house I ever bought (built in 2001) ended up having foundation issues. I work as a structural engineer for a company and we do some foundation assessment from time to time. As everyone mentioned here, it happens a lot, recent house, old house, age does not mean a thing! If you think that a house might have foundation issues, just get a few foundation companies to come and take a look at it!

Jon Wimmer it could be a good idea if you can find a real estate related job that you might like. I'm a structural engineer in Houston and used to design large commercial projects (think schools, university buildings and so on, mainly large reinforced concrete and/or steel structures). It was very technical and heavy on calcs. I wanted something less intense in design and get more exposure to the business side of things which I tend to really enjoy. I also wanted my job to be more in line with real estate which is why I recently started working for a small structural engineering firm focusing on residential projects and small commercial. I get to design houses, custom houses, provide solutions for heavy renovations, assess foundations, go on the field, network with builders, contractors...etc. So far, it's been absolutely great and I'm learning a ton about houses and the business side of things! I'll soon be a PE which should open even more opportunities for me. Good luck in your search. It's important to find a job you'll enjoy! Nothing is worse than being miserable and not engaged at work.

Post: Local bank referral in West houston area

Hi everyone,

Looking for some referral from people who have used local banks or credit unions in the Houston area preferably west part of Houston. I am looking to open a business and saving's account for my LLC which will be used to collect rent and pay expenses.

I am looking for a local bank/credit union which will offer low balance requirements to avoid fees as well as being investor friendly as I am building my rental portfolio.

I would love to hear from your personal experience.

Thanks
