Courtney Hebert thanks for the answer. I think I'm gonna do a mix of different type of leads and will most likely include some delinquent taxes. How long ago have you started your marketing and how many letters a month are you sending ?

Hello everyone,

I am about to start my second marketing campaign in Houston, Texas, the first one was just a small scale campaign aimed to be a good learning experience (actually still going on).

I plan on mailing 500/600 leads a month for a minimum of 6 months. I am asking for your help because I am trying to find the best type of leads possible (absentee, divorce, pre-foreclosure, delinquent taxes...etc) since my marketing volume is limited. I do not mind doing some legwork upfront to fine tune the best list possible.

Please share your advice about what has worked best for your campaigns.

great answer, that does make sense. I think it's a little more expensive here in Texas but I think that it's an alternative to consider. 

Most of the people told me not to get a licence because it would affect my investing. Do you know exactly what they meant by that?

@Russell Brazil, what is the issue exactly ? I am trying to understand. If the investor is doing some marketing and providing listing leads to the agent, why would that be an issue ?

Jonathan Bonck congrats! How did you initially estimated the rehab costs? Who did you use for your contractor ? How close did you end up being from your initial estimate? Thanks
