Trey Watson where do you think they manage to get sales data like the one Andrew was showing? Would it be legal for them to just get it from the MLS and then add it to their database? Other question, how much would it cost per year to maintain a license active in Texas ? Would you have any investor friendly broker to recommend and how much do they usually charge? Thanks for all the help!

@Andrew Farmer thanks for the tip. Are you sure it is true MLS data ? I am just sceptical because I keep hearing that Texas is a non disclosure state so it made me believe that the MLS is the only place to get a hold of sales data. In real acquisitions, can you actually see each property sale history ? (not some sort of estimation) , with pictures of the house from when it was sold ?, can you see the changes in status ? (active, options pending..etc). It is surely pricey but if it does give true access to MLS plus what listsource and/or ReboGateway does then it does make sense.

Hey everybody,

Now that I am a permanent resident, I am seriously thinking about getting my real estate license. Most likely as a way to have access to the MLS to run sales and rents comps. I would appreciate not having to rely on somebody to do that for me.

I have not started the process yet, I wanted to know if you had any recommendations regarding an investor friendly broker to sponsor me in the Houston area? Obviously I would be looking for a pretty cheap one as I do not plan on making my living by selling homes.

Please let me know your experiences and I would appreciate if you could give me more information about the fees usually associated with such a sponsorship.

@Justin Silverio that is a good point. For the few owner occupied houses, I guess I could used google street view images instead. I am just trying to increase the rate of reponse by catching people's attention as much as possible.

@Justin Silverio thank you for your answer. Another question, there is a post on BP about driving for dollars that advise to print a picture of the house you're inquiring about and send it in the mail with your message. They even advise to print a thumbnail size picture of the house on the enveloppe itself. What do you think about that method ? I was thinking about doing it since I do not have a long list of houses (I specifically went to see them all and was going to mail only the one that looked distressed).

Hello everyone,

I started driving for a dollars in three specific zip codes of Houston, Tx. I pulled an absentee owners list and basically went to look at all those houses to see if any of them were in bad shape. A couple were. What would you do next ? Shall I just mail the owner ? (I feel like they probably won't pay attention). What is the best way to reach out ?

In addition, I was thinking about pulling an owner occupied list and run it through the delinquent taxes record to see anyone that might be behind on their taxes and market to them. Is that a good idea, I have heard that owner occupant are not likely to move out.

From your marketing experience, what is the best strategy, what gets you the most leads ? If there is any other strategy that works for you, please share. I would greatly appreciate.
