Best type of leads according to your experience
Hello everyone,
I am about to start my second marketing campaign in Houston, Texas, the first one was just a small scale campaign aimed to be a good learning experience (actually still going on).
I plan on mailing 500/600 leads a month for a minimum of 6 months. I am asking for your help because I am trying to find the best type of leads possible (absentee, divorce, pre-foreclosure, delinquent taxes...etc) since my marketing volume is limited. I do not mind doing some legwork upfront to fine tune the best list possible.
Please share your advice about what has worked best for your campaigns.

consider using the freedom of information act at your local water supply to find all properties that have had the water turned off. That is a HOT list that is hard to get.
Outside of that, look into appointments of substitute trustees. Another not so well known list with great results.
