Do not fall into that trap @Nestor Coronado, the only way to find true mentors is the the following :

Network network network, you will end up meeting experienced investors that do what you want to do and for most of them, it probably will not go further but for a couple of people, you will just click with them. (most of the time based on background, where you grew up, what school, shared interests) and that is when you will be able to tie relationship with people you can just pick up the phone and get direct advice from. So, once again, network as much as possible, you will have to go through dozens of people before finding the right fit but it's worth it.

Then when you'll find someone, make sure to find how you can add value to help them in their business, help them with anything you can provide. As an example, I have used my video shooting/video editing knowledge to help out investors I met that needed to build their brand. That was a good way for me to help them out and gain knowledge from them.

Hi @Santos Collantes, time flies ! I ended up using another service that provide lists and did not get much results.
I recently started a new campaign targeted to a much smaller area of town where I just bought my primary residence. I plan on doing this campaign thoroughly by hitting the same list 6 to 7 time and see what happens !

Welcome Nestor Coronado ! I would encourage you to network in person as much as possible. Start emailing people on BP and go meet them for lunch, join local real estate clubs such as the RICH club, lifestyle unlimited.. I also strongly advise you to come to "the real deal" events, look it up on Meetup.com. Their next meeting is next week. I met amazing people attending those networking events. There are also some bigger Meetup organized by noble mortgage and jet lending, those are usually pretty good too !

Nikolas Ferreira that's a great point, I feel most investor (including me) go down that road. I even got to the point where I stayed my own marketing campaign. I do plan on networking with small time wholesalers in the area I'm focusing on. What the best way according to you to find them ? I was probably going to call bandit signs around my area. Any other tip ?

Duy Nguyen , you can join the RICH club . Also look for "the real deal" on Meetup.com. Both of those places are where I met a ton of great people I'm still in touch with today.

James Dupree , try to network as much as possible. You can join the RICH club here in Houston. In addition, look for "the real deal" on meet up.com, it's a great group of investors, I've been going for a while now and have met amazing people thanks to this group. As far as books, they have a blog post on BP about the best 20 books for investors. You could get started on those. I would also definitely check : think and grow rich, how to win friends and influence people, i mean there are tons of book out there. Don't hesitate to reach out if you have questions.

Ryan Betzing , that's a great start. How did you find the properties and how did you manage to get such a good price compared to the arv ? In addition, what bank did you use and how did you manage to get such unconventional financing options ? Thanks for sharing !
