Network as much as possible! Join the RICH club, look for "the real deal" on meet up.com. Email people directly on BP and meet them in person to chat. Those are the best way to meet great investors and hopefully you will end up really clicking with some of them that might become your mentor.

Welcome Jonathan Taylor , I would say network network network ! It's the single best way to meet amazing people that do what you want to do, remember that you will become the average of the 5 people you spend most of you time with. Surround yourself with positive, challenging, smart people that are go getters who take actions! Biggest life hack to get from where you are to where you want to be !

You can either work with an agent who will have access to the MLS or there are a lot of websites popping up that say they provide "true" MLS data. I think it's not as complete as the full MLS access but it will be better than looking at har which will not allow you to see the rent prices of homes that have been rented in the past.

Look for "Houston real deal" on the meet up app. It's organized by Charles Nguyen and is a great place to get started and network with like minded people. I have been attending for the past 8 months and I met some amazing people. I would strongly recommend!

ALLAN SMITH I have been using list source in the past to pull simple absentee owner list. That did not really lead to anybody motivated. I was wondering what other websites you guys were using when pulling lists that might have another layer of motivation (pre foreclosure...etc) ?
