Hello everyone, I was wondering if any of you might know how to get a tax delinquent list for houston. I know that the hctax website lets you look up a name or adress but won't let you browse the entire database. I am asking because I think it would be a good way to find motivated sellers I believe. Please feel free to argue if I'm wrong. On the same subject, where would one find a list a people back on their mortgage payments? Thanks for the help

@Mark Beno, thank you for your answer.
When you target owner occupied, what other criteria do you add (to get possible motivated sellers)? Is there a way on ListSource to target pre foreclosure and/or people back on their taxes ? Is that what you do ?

Thanks

@Amanda McCoy, thank you for your answer. What about also getting a list for owner occupied, maybe back on their taxes or their mortgage ? My goal was to get a list and go walk the neighborhood, maybe go directly talk to people.

Hello,

I am trying to build up a list using ListSource. Kind of overwhelming considering the number of options available.

I have a set up area chosen here in Houston where I would like to find motivated sellers. What is the best strategy? what criteria should I use on ListSource to help me?
Would it be better to aim for absentee owner, or owner occupied with loan issues ?

Please if you could provide some pointers (equity, price, age..etc), that would be greatly appreciated.

Thanks

@Jerry Ta, is that only for people that have full access to MLS ? I seem to only be able to see the houses that were SOLD within the last 6 months.

Thanks guys, I'll try to compare those different websites then. @Jerry Ta what would you do if there isn't any similar rentals around ?

Hello everyone,

I am currently analyzing a couple of properties a day in order to get a hang of it. I am located in Houston, Tx. What is the most efficient way to quickly approximate the rent of a property in order to analyze it ? The goal being to set apart the good from the bad.

Thanks for your help !
