First time homebuyer/invester where do i start?

I'm 22 and I am ready to start investing . I have no clue where to begin , who to talk to or what to even research . I plan to buy a home very soon and rent it out in the Tucson Arizona area . I have no desire to live in the home just strictly for investment purposes. I have no debt and have about 11,000 in savings and no kids so I thought now would be the perfect time . So my question is where do I start first ? Who do I speak to and what kind of questions should I ask them ? I have an over the phone appointment set up to speak with a realtor but what kind of questions do I ask them? What should I avoid?

@Domenique Rectanus Definitely try to find a Realtor that has solid investing knowledge. They will be able to point you out towards good neighborhood for rentals. Have you set a budget yet? If it's for investment purposes and you go the conventional road, you will have to put 20% down.
