Mengdi S. sorry to break it to you but marketing is tough out there. Everyone is doing it, sellers are getting dozens of letters/postcards. The people that are succeeding are the one who are willing to market in neighborhoods that few would want to own properties in. There are numerous companies that are promoting real estate investing and flooding the market with more and more people sending letters. Deals are still out there, don't get me wrong, but harder to find and harder to get them for the right price. Good luck!

@Ethan Summers thanks for your answer, what service have you been using to find the phone numbers of your leads?

@Phil Reames, I have a decent website, was thinking about PPC, facebook ad...etc but it seems like the costs of the main key words are insane due to the competition in the Houston market. Apart from the use of craigslist, what are other cheap ways of driving traffic to your website ?

Eric Fulco , you will definitely have an edge with your past experiences in construction. Go out there and network as much as possible, find yourself a solid mentor and get to work. You will easily be able to add value with your skills, shouldn't be hard for a seasoned investor to see the advantages of helping you out. Good luck out there!

Hi everybody,

I have been using yellow letters dot com for my marketing needs (yellow letters) so far. I am reaching out to all my Houston investors to know what you guys are using (large companies or local alternatives) for your marketing needs. I am trying to cut down on my costs to be able to send out more letters out. 
Please let me know what you guys have been using and what have been your experiences with those services.

@Nick S. I focus on all sort of leads, absentee owner, tax, divorce, loan modifications. I got one wholesale deal out of that campaign so far.

Denise Mayo-Walley you hit the nail right on the head, it is tough to do successful BRRRR out there. I ended up starting my own marketing in order to find my own deals that hopefully will work out. Wholesalers tend to have inflated prices that will most likely not work if you need to use hard money lending. But it's not a reason to give up though, deals are still out there.
