Well @Zachary Beach technically with a V.A. loan you can get into a home with 0% down. I would know as I have had three V.A. loans personally myself. 

Not to mentioning me helping other #veterans like myself getting into homes.

Well if I was you I would do conventional at like 3.5% down, because PMI will fall off after 20% equity. But FHA loans always have PMI, unless you refinance out of the loan into a Conventional loan or sell your home.

Also what part of New York? 

Also you mention PMI, you only have that if you are using a conventional loan like FHA and Conventional, is that what you're doing?

Yeah I had that Ped Fed written down, saw that somewhere else. 

But it is a good resource to look into, they do offer not owner occupied HELOCs, and it isn't bad either.

So I was in the process of renting out one of my homes (later decided to sell)

Anyways we were negotiating a chain link fence to be built for the front yard. (makes them feel safer) 

So as I always discuss multiple situations we then came up with a way for that to be done. They can pay for it to be built and I would shave off a portion of the rent each month. This would provide a win win situation. 

As they get the fence, I don't have to come up with the initial cost to do it. It provides value for me and it makes the tenant happy.

So I had a home that I was trying to apply a HELOC loan as a primary residence, but not for me, but I would be a co-borrower.

Anyways BofA said the house could not be up for sale (so know this) and I also to state that the person occupying the property is currently occupying, not is going to. 

Tip number two, check your debt to income ratio and make sure you are aware of how high you can have it. 

What I like about a HELOC loan is it doesn't cost money to do unlike a cash out refi.

Does anyone know of a HELOC loan for investors not occupying the property?

So I have horse property in #desertknolls area of Apple valley, ca. (place is not really important)

I'm looking for a way to increase rent as I have horse property and thinking about adding horse corrals. What are some ways to do this? Like adding a deposit for pets, or a monthly fee for the service of the horse corrals.

Well I purchased my first home when I was 23 on a V.A. loan and I am so glad I did. Make 250K on that home and didn't have to pay any capital gains.
