Tenant reimbursement for paying of a fence

So I was in the process of renting out one of my homes (later decided to sell)

Anyways we were negotiating a chain link fence to be built for the front yard. (makes them feel safer) 

So as I always discuss multiple situations we then came up with a way for that to be done. They can pay for it to be built and I would shave off a portion of the rent each month. This would provide a win win situation. 

As they get the fence, I don't have to come up with the initial cost to do it. It provides value for me and it makes the tenant happy.
