Hi @Ernest D. not sure where your property is but here is a nice reference for harris county . I'd suggest you talk with a REI insurance guy. I met one of the guys from Patriot Insurance at an REI meetup recently in the Houston area. They seem to understand investors insurance needs and specifically what is going on with flood insurance. You will have to look them up or private message me as I have the phone number but not allowed to post it here.

Hey @Winston Reed you may want to run this by a few lenders to see what options are available. Lenders service loans in many different ways from the big guys to credit unions and REI lenders. I'd first call your own bank and the bank where the current mortgage is located to see what they could do for you.

The oil and gas downturn did not hurt home sales in the $150-250K sweet spot at all.  Moving forward, the oil and gas industry's return may do the same thing - no effect.  What will effect those house sales will be the overabundance of apartments built, rising interest rates and a new President.
