Rental properties in Katy area

Hi, I am a noob investory and have recently looked at a number of properties in Katy ISD area with an intention to rent out with some positive cash flow. I am originally from CA and I was under impression that this area had pretty good properties that can generate income but I have not seen anything attractive enough. Have you invested in current market? Are there specific subdivisions that are of interest?

@Raj Anand the median priced houses in Katy (200-300k) don't have as strong rental comps as the less expensive houses (sub 150k). You'll see monthly rent rates less than 1% for houses 200-300k (meaning rent less than 2,000-3,000/month) and greater than 1% for houses sub 150k (greater than 1,500/mo). You can make the numbers work for the more expensive houses if you buy at a deep discount, otherwise you're playing the appreciate game.
